On a lot without sewer, the septic permit is the first real constraint on what can be built and where it can sit. Finding that out after the slab is poured is an expensive way to learn it.

Evaluate before you buy
A cheap rural lot with a shallow water table and tight soil may not support a four-bedroom house at all, or may only support one with an engineered system that costs more than the lot did. A soil evaluation before closing is a few hundred dollars and it is the highest-return money spent on the whole project.
Sizing is arithmetic
Under R.61-56, a house of four bedrooms or fewer takes a minimum thousand-gallon tank, and each bedroom above four adds two hundred and fifty gallons. Trench length comes from the soil loading rate the evaluator assigns. Neither number is negotiable, which means the bedroom count on your plans is a septic decision as much as an architectural one.
Where the field has to go
Setbacks from wells, property lines, foundations, surface water and driveways all bite, and on a small or awkward lot the field footprint plus its required replacement area can dictate where the house sits. We mark both areas on the plan early so the builder is not siting a garage over the only ground that will pass.
Sequencing
Tank and field go in after rough grading and before final grade and landscaping, and the trench inspection has to be passed before anything is covered. Heavy traffic across a finished field compacts it and shortens its life, so the route for concrete trucks and lifts gets agreed in advance rather than argued about later.
